Sales went up in the Loudoun County markets in April. There was a 3.7% increase in sales activity leading to 505 home sales this month, 18 more than the year prior. Ashburn zip code 20148 experienced its third consecutive month of growth (+13 sales) as sales jumped up in Chantilly zip code 20152 after dipping last month (+9 sales). The biggest drop in sales occurred in Aldie zip code 20105 down 12 sales from a year ago (-27.3%) and Leesburg zip code 20176 with nine fewer home sales (-13.0%).
There was an increase in the number of pending sales in Loudoun County. In April, there were 19 additional pending sales, resulting in a total 534 in the area, up 3.7% from the year before. Most of the growth was concentrated in Ashburn zip code 20148 with 26 more pending sales than last year (+41.9%). Sterling zip code 20165 saw a 20% drop in pending sales with 10 fewer compared to the same time last April. The number of pending sales in Leesburg zip code 20176 stayed the same.
In Loudoun County, there was a small dip in sales price this month. At $807,490, the median home price was 1.5% less than a year earlier, a $12,475 price decrease. Homes sold in Leesburg zip code 20175 declined 20.9% with the median costs down $201,835 from last year. Prices dropped for the third straight month in Chantilly zip code 20152 (-10.1%). There were significant price gains in Purcellville zip code 20132 with homes costing $102,500 more than the year prior (+12.5%) and Sterling zip code 20165 with a $75,000 price increase (+10.3%).
Listing activity fell in Loudoun County leading to less supply on the market. April ended with 609 total listings in the region, 35 fewer than last year, dropping 5.4%. Most local markets experienced a decline in listings this month. Ashburn zip code 20148 saw the sharpest reduction in listings at the end of this month (-84 listings) followed by Purcellville zip code 20132 (-29 listings). Chantilly zip code 20152 was the only market where listings remained unchanged from the previous year.
